Electrical Upgrades That Add Value to Flips

Modern electrical systems are a buyer expectation. Here's where to invest for maximum impact.


Electrical upgrades are often invisible to buyers but critically important for appraisals, inspections, and buyer confidence. Strategic electrical improvements can prevent deal-killing inspection findings and add meaningful value.

Panel upgrade: Older homes with 60-100 amp panels should be upgraded to 200 amps ($1,500-3,000). This is increasingly a lender requirement and supports modern appliance loads.

GFCI outlets: Required by code in kitchens, bathrooms, garages, and exterior locations. Retrofitting costs $100-200 per outlet but failure to install them is a common inspection flag.

USB outlets and smart switches: Low-cost additions ($20-50 per location) that signal a modern, updated home.

Recessed lighting: Replacing dated ceiling fixtures with LED recessed lighting ($150-300 per light installed) dramatically transforms room aesthetics. Focus on kitchens, living areas, and master bedrooms.

Dedicated circuits: Adding circuits for high-draw appliances (dishwasher, microwave, electric range) costs $200-400 each and prevents nuisance breaker trips.

Knob-and-tube wiring: If present, plan for full rewiring ($8,000-15,000). Most insurance companies won't cover homes with active knob-and-tube, and many lenders won't finance them.
