Flooring Choices for Maximum Flip Value

Flooring is one of the most visible renovations and impacts buyer perception significantly.


Flooring covers every room and is one of the first things buyers notice. The right flooring choice balances durability, aesthetics, cost, and market expectations.

Luxury Vinyl Plank (LVP) has become the flip investor's best friend. At $3-6 per square foot installed, it mimics hardwood's appearance, is waterproof, scratch-resistant, and installs quickly over most existing subfloors. It's appropriate for 80% of flip projects.

Hardwood flooring is warranted in higher-end flips where comps show hardwood as the standard. Engineered hardwood ($6-12/sqft installed) offers the look and feel of solid hardwood with better moisture resistance and easier installation.

Tile is essential for bathrooms and can add value in kitchens and entryways. Large-format porcelain tiles ($4-8/sqft installed) provide a clean, modern look. Heated floor mats under bathroom tile are a relatively inexpensive upgrade ($200-400) that buyers love.

Carpet is appropriate only in bedrooms in colder-climate markets, and even then, LVP is increasingly preferred. If using carpet, choose a neutral color in a mid-grade quality ($3-5/sqft installed).

Consistency matters: Use the same flooring throughout connected living spaces to create flow and make the home feel larger. Transitions between different flooring types should be minimal and well-executed.
