Foundation issues are among the most feared findings in real estate, and for good reason — repairs can cost $5,000-50,000+. But this fear creates opportunity, because properties with foundation problems are often deeply discounted.
Types of foundation problems: Settlement cracks (vertical cracks, often cosmetic), structural cracks (horizontal or stair-step cracks, potentially serious), bowing walls (hydrostatic pressure, requires stabilization), and slab heave or settlement.
Repair methods and costs: Crack injection ($500-1,500 per crack), carbon fiber strapping for bowed walls ($5,000-10,000), steel pier underpinning ($1,000-3,000 per pier, typically 8-12 piers needed), and helical pier installation ($1,500-3,500 per pier).
Assessment process: Always hire a structural engineer ($300-500 for inspection and report) rather than relying on foundation repair company estimates. Repair companies have an incentive to recommend the most extensive (and expensive) solution.
Deal analysis: If a property is discounted $40,000 below comparable due to foundation issues and the repair costs $15,000, you've created $25,000 in value through the foundation repair alone — before any cosmetic renovation.
Disclosure and warranty: Foundation repairs should come with an engineering certification and transferable warranty. These documents provide buyer confidence and eliminate this as a negotiation point at sale.
