Photography Tips for Listing Your Flip

Professional listing photos are your first showing. Here's how to ensure they convert browsers to buyers.


Real estate photography is arguably the highest-ROI marketing spend in the disposition process. Professional photos generate 118% more online views than amateur shots, and those views translate directly to showings and offers.

Hiring a professional: Budget $200-500 for a professional real estate photographer. This is non-negotiable — smartphone photos on a flip are like wearing jeans to a job interview. Ensure the photographer uses a wide-angle lens, HDR technique, and knows how to shoot interiors.

Preparation checklist: Clean every surface, remove all construction debris and personal items, stage with furniture and accessories, turn on all lights including lamps, open blinds for natural light, and ensure the exterior is immaculate.

Shot list: Every listing should include: front exterior (straight-on and angled), rear exterior and yard, every room including closets and garage, kitchen detail shots (countertops, appliances), master bathroom detail, and any unique features.

Timing: Shoot exterior photos at golden hour (early morning or late afternoon) for warm, inviting light. Shoot interior photos when natural light is brightest.
