Drone photos can elevate a listing, but they don't help every property. Here's when to invest in them.
Drone photography provides aerial perspectives that traditional photography cannot. For the right property, drone photos add production value, context, and appeal that standard listing photos miss. For other properties, drones add cost without meaningful benefit.
Properties that benefit most from drone photography include large lots (showing the full acreage, neighboring properties, and privacy), waterfront properties (capturing the water and landscape), properties with significant outdoor amenities (pools, gardens, outbuildings), properties with notable views (mountains, downtown, water), and rural or semi-rural properties where the land matters as much as the structure.
Properties that benefit less include small-lot urban properties, condos and townhomes where airspace isn't owner-controlled, and properties where the surrounding context is unflattering (busy roads, neighboring properties in poor condition, commercial encroachment).
The cost of drone photography ranges from $150–$500 for a standard package (5–10 aerial photos), sometimes bundled with the regular photography shoot. Video drone footage runs $300–$800 for a short highlight reel. For luxury listings, custom drone packages with 4K video and twilight shots can reach $1,500+.
Legal considerations matter. FAA rules require licensed Part 107 pilots for commercial drone use. Using an unlicensed operator creates legal risk if something goes wrong (crashed drone, privacy complaint, damage). Always confirm your photographer is licensed and insured before booking.
MLS and listing photo guidelines vary by region. Some MLS systems limit how drone photos are labeled or where they appear in the photo order. Confirm with your agent that the photos will display optimally on all listing platforms.
For flips at entry-level price points, drone photography is usually not worth the cost. For properties at mid-range and above, particularly on larger lots or in notable locations, drone photography is one of the highest-ROI marketing investments available. The incremental cost is small, the differentiation from standard listings is significant, and the production value signals a quality property, which attracts quality buyers.
