Buying direct from suppliers, rather than having contractors mark up materials, is the foundation. Most flippers build relationships with local flooring suppliers, cabinet wholesalers, tile suppliers, plumbing and electrical supply houses, and appliance wholesalers. Contractor markups on materials typically range from 10–30%; eliminating them is pure profit.
Standardization compounds savings. Instead of choosing new finishes for each project, flippers develop a "flip package", a standardized set of finishes used across all properties. Cabinet style, countertop material, flooring type, paint colors, fixtures, and appliances become consistent.
