Smart Home Upgrades That Actually Add ARV

Not every smart device boosts resale value. Here's what actually pays off in fix-and-flip properties.

Smart home technology has become table stakes in many markets, but the ROI on specific devices varies widely. Some additions deliver meaningful ARV lift; others are ignored by buyers or even seen as future maintenance burdens.

The highest-ROI smart upgrades are typically smart thermostats ($150–$300 installed, adds $500–$1,500 to ARV in the right markets), smart door locks on entry doors ($100–$250 installed, adds $500–$1,000), smart garage door openers ($50–$150 added cost when replacing existing opener, adds $300–$600), and smart smoke/carbon monoxide detectors (required anyway, upgrading to smart versions adds marginal cost for meaningful buyer appeal).

Medium-ROI upgrades include video doorbells ($150–$300 installed), smart exterior lighting on motion sensors (essentially break-even, but a strong marketing feature), and smart leak detectors in strategic locations (minimal cost, meaningful peace of mind for buyers in areas with water damage concerns).

Lower-ROI or break-even additions include whole-home smart switches (expensive at scale, and many buyers dislike the added complexity), complex smart home hubs that require technical setup, and smart appliances (buyers value reliable appliances, but smart features rarely command meaningful premiums).

Regional and demographic factors matter. Smart home features command higher premiums in tech-forward markets (San Francisco, Seattle, Austin) and in price points attracting younger buyers. In traditional markets and older demographics, smart features may be neutral or even slightly negative as buyers worry about complexity and setup.

The highest ROI often comes from marketing smart features prominently rather than adding more. A listing that highlights "smart thermostat, smart locks, video doorbell, and pre-wired for home automation" feels modern and tech-forward without requiring elaborate investment. Pair smart features with strong Wi-Fi coverage (mention it in listings, and have it set up before showings), and you've maximized the marketing value of moderate spending.
