Physical staging wins on in-person showing experience. Buyers walking a staged home imagine themselves living there more easily than they do in a vacant home. The sensory experience, furniture arrangement, scale reference, decor choices, creates emotional connection. Studies consistently show physical staging reduces days on market 30–50% and increases sale price 1–10% in most markets.

Virtual staging wins on listing photo appeal and cost. Since 90%+ of buyers start their search online, compelling listing photos are critical. Virtual staging produces photos as appealing as physically staged photos at a fraction of the cost, and it works equally well for homes that would be difficult to stage physically (partially renovated properties, unusual layouts, regions where physical staging is unavailable).
